Heartland Heights Will Bring 75 Single-Family Homes to Park Rapids

The Heartland Lakes Development Commission (HLDC) is excited to provide an update on Heartland Heights, a 75 single-family unit subdivision in Park Rapids, Minnesota. The land will be ready for occupancy in September 2026, with lots currently for sale to anyone ready to build homes on these parcels.

“This development has a lot of amenities within walking distance,” says Mary Thompson, Executive Director of HLDC. “We didn’t just want to build houses; we wanted to create a neighborhood. The amenities are just one way we are working to make this community a welcoming place to live.”

The parcels will support current and future residents in Park Rapids. They address existing housing needs while creating an environment that can bring new people to the region. 

The Neighborhood is in an Excellent Location

Heartland Heights is located on the east side of Park Rapids, close to the Heartland Trail. Residents will be able to walk to key shopping areas, including Walmart, Aldi, and L&M Fleet Supply. There is also a gym facility opening in that area later this year, which can support residents who want to focus on health and wellness.

Heartland Heights will have a 3-acre city park for outdoor recreation, youth sports, and play. It also provides easy access to other park areas and nearby lakes for additional time outdoors.

HLDC wanted to build a neighborhood in a desirable area that provided easy access to local employers, stores, and other essential services for local families. Not only can residents find their future homes here, but they can also settle into the community easily. 

The Development is Designed to be Affordable 

This subdivision was created as a partnership between the City of Park Rapids and HLDC. The development commission secured resources for the infrastructure costs, which involve building roads, connecting the homes to water and sewer lines, and providing access to electricity, natural gas, and broadband for the development. Housing developers will not have to take on these costs to build, which means their expenses won’t get passed on to future home buyers.

“Contractors can take advantage of the reasonably priced lots with infrastructure and build spec homes on them,” says Thompson. “If they’re looking for winter projects to grow their business during the slow season, picking up a lot or two could be a good investment.”

Supporting the cost of the infrastructure is one way to make new housing inventory more affordable for the community. The goal is to help more residents become homeowners and find properties they’re excited to live in, while also meeting their budgetary needs.  

There is also a new apartment complex next to Heartland Heights, called Pine Crest Apartments, showcasing local investment in housing that is both diverse and affordable. Not everyone is ready to be a homebuyer, and these multi-family units provide an opportunity for the right renters. 

Housing Developments Support Long-Term Growth

The HLDC has a strong relationship with local governments, which made the development of Heartland Heights a smooth process. “Everyone here is pulling in the same direction,” says Thompson. Each jurisdiction recognizes the need for additional affordable housing inventory that supports quality of place. This project is also a long-term investment in the future of the Park Rapids area and can potentially attract companies relocating to or expanding in the area.

“Housing is an economic development issue,” explains Thompson. “You can’t attract workers if you don’t have somewhere for them to live. And more than housing inventory, we need housing that families can afford to buy.”

Park Rapids is a wonderful place to live, but it needs more housing and amenities to support its residents. HLDC is working on mindful development that considers the big picture and long-term plans, investing in growth without sacrificing the elements that make Park Rapids a welcoming community.
